Commission Calculation:

Travel Agent Commission is calculated identically to the method used by www.caymanvillas.com on Grand Cayman. The gross rate is adjusted by taxes, rental costs & commissions to yield a "Base Rate" on which 10% Agency commission is paid. This results in an effective 7% (of gross rate) commission that is taken by the agency from the second 50% payment due 60 days prior to occupancy. Unlike Cayman Villas (who releases funds a month after guest departure)-- the agency is paid as soon as the villa owner is paid 60 days prior to occupancy.

Our policy is also to use "agency checks" or "clients checks" for all payments. While this might take longer to process...this avoids expensive credit card charges (for the villa owners) AND unforeseen "overseas transaction"surcharges (of up to 3%) for your client's Visa/MasterCard charges. IF THE CLIENT INSISTS ON USING A VISA OR MASTERCARD--I HAVE TO PASS THAT EXPENSE ON IN THE FORM OF A CONVENIENCE CHARGE OF 3%

50% to book; balance due 60 days prior to occupancy. See

for language, hurricane language, cancellation policy, etc.

I DO ask you to provide a credit card (Visa or MasterCard) for any damage caused by the guests. Only when guests know they have a credit card on file are they at their best behavior.
